Narellan has changed enormously over the past 15 years. What was once a fairly quiet semi-rural area on the edge of Camden is now one of the faster-growing parts of South-West Sydney, with new housing estates, a large regional shopping centre, and thousands of homes that have gone up in relatively quick succession.
That growth has brought its own pest challenges. New construction disturbs soil and displaces existing pest colonies. Freshly landscaped gardens — full of mulch, new turf and raised garden beds — create ideal conditions for ants and termites. And homes that are a few years old are now starting to develop the small gaps and settlement cracks that cockroaches and silverfish exploit. It's not a matter of newer homes being pest-free; it's more that the problems show up a bit later and sometimes in ways people don't expect.
Common pest problems in Narellan
Ants
Ants are probably the number one complaint from Narellan residents, particularly through spring and summer. Sugar ants come indoors looking for moisture when conditions get dry. Coastal brown ants — a smaller, reddish-brown species — build large interconnected colonies in the soil and can be very persistent. They're particularly common in newer gardens where the ground has been recently levelled and planted, and they don't respond well to surface sprays alone. A treatment that targets the colony directly, rather than just the foraging trails inside, makes a much bigger difference.
Cockroaches
German cockroaches are the main cockroach problem in Narellan, particularly in homes close to the Narellan Town Centre. They're small, breed inside kitchen appliances, and aren't controlled by standard spray treatments — you need a gel bait applied in the right spots. If you're seeing fast-moving small cockroaches in the kitchen during the day, that's a reliable sign of German cockroaches already established inside the home. The longer you wait, the larger the population gets. American cockroaches are also present in the area, typically coming in through drains or subfloor voids in older properties nearby.
Spiders
Redback spiders are found throughout Narellan in the usual spots — under outdoor furniture, in garden sheds, around letterboxes and meter boxes. As gardens in the suburb mature, huntsman spiders become more common inside homes too, particularly in autumn when they seek warmth. Paper wasps build nests in eaves and pergola beams, which is a separate issue but often comes up at the same time as spider concerns. A perimeter spray twice a year keeps spider numbers well down around the house and yard, and is safe for kids and pets once it dries.
Termites
Narellan sits within a known termite activity zone, and while newer slab construction offers better built-in protection than older homes, it's not a guarantee. Garden sleepers, timber decking, fence posts and mulched garden beds close to the house can all create pathways for subterranean termites to find their way in. We see termite activity in Narellan properties on a fairly regular basis — often in homes where the initial builder's barrier has aged, or where landscaping has been done without maintaining the required clearance around the slab. An inspection every 12 months is the sensible standard here.
Why pest problems are common in Narellan
A few things specific to Narellan's recent growth and geography contribute to the pest pressure in the suburb.
- Ongoing and recent construction. Building activity across Narellan and neighbouring Narellan Vale has been constant for over a decade. Excavation and earthworks displace established pest colonies — particularly ants and subterranean termites — into surrounding residential areas. Newly built homes can inherit pest pressure from the disrupted ground around them before they've even had their first occupants.
- New landscaping with mulch and garden beds. Most new homes in Narellan get landscaped shortly after moving in. Thick mulch, timber edging and new garden beds planted close to the house are some of the most reliable ways to invite termites and ants. Keeping mulch away from the slab edge and avoiding timber garden sleepers near the house makes a real difference.
- The Narellan Town Centre. Large shopping and food precincts attract cockroaches and rodents. These populations don't stay contained to the commercial area — they spread into nearby residential streets, especially during quieter periods. Homes within a few hundred metres of the town centre tend to see more cockroach pressure than those further away.
- Warm summers and dry spells. Like the rest of the Macarthur region, Narellan gets genuinely hot in summer. Extended dry periods drive ants and cockroaches indoors looking for water. This is predictable and seasonal — a treatment in late September or October, before the heat arrives, is the most cost-effective way to stay ahead of it.
- Homes starting to settle and age. Properties built in the early to mid-2010s are now entering the phase where settlement cracks, ageing seals around pipes, and wear around windows and doors start to provide entry points that didn't exist when the home was new. Regular pest treatments pick up on this and address it before infestations establish.
Pest control for homes in Narellan
Most homes in Narellan are relatively modern, but that shapes rather than eliminates the pest picture. Here's what we typically recommend by property type.
Freestanding homes on standard lots
A general pest treatment once a year covers cockroaches, ants, spiders and silverfish throughout the home and around the perimeter. A separate termite inspection annually checks the slab barrier, subfloor (where accessible) and the yard for signs of activity. In Narellan, both are worth doing — they're two different inspections that cover different things, and combining them on the same visit is cost-effective.
Townhouses and strata properties
Narellan has a significant number of townhouse and duplex complexes, many of which share wall cavities and drainage. German cockroaches spread through these easily, which means treating a single unit often only shifts the problem rather than solving it. Whole-building treatments coordinated through strata management are more effective — and increasingly something body corporates in the area are organising proactively rather than reactively.
Properties with established gardens
As gardens in Narellan mature — particularly in older parts of the suburb like Narellan Vale — spider and ant activity tends to increase. Larger trees, denser garden beds and more moisture retention in the soil create better habitat. If your garden has been in for five or more years, a perimeter treatment twice a year rather than once is usually worth it. It's also a good time to reassess whether any timber landscaping close to the house should be replaced with concrete or steel edging.
